Akala Hotels and Residences

Akala Residences 1 is Arada's first tower at Akala Hotels and Residences in Zabeel Second, on the DIFC / Downtown Dubai edge beside Central Park Towers and Index Tower. Billed as the world's first precision wellness environment, Akala pairs ultra-luxury branded residences with a wellness hotel, an elemental spa, an elite gym and a medical longevity clinic, all connected through a shared podium between twin towers.

The project carries LEED Gold and WELL Silver precertifications.

Residences
- The Elements: 1, 2 and 3 bedroom residences with open-plan living, floor-to-ceiling glass, en-suite bedrooms, spa-style bathrooms with soaking tubs and generous balconies; larger layouts add maid's rooms, family lounges and wraparound corner balconies.
- The Collections: 4 bedroom residences with formal dining, a separate family lounge, en-suite bedrooms, maid's quarters and, in select layouts, a dirty kitchen.
- The Gravity House: a 5 bedroom residence on floors 48–49 with a full wraparound balcony, three-sided views and a master suite with his-and-hers walk-in wardrobes.
- The Sky Terrace: a 6 bedroom penthouse on the 50th floor overlooking Burj Khalifa, with four master suites and a self-contained guest suite.
- The Observatory: a two-storey 6 bedroom presidential suite with a private rooftop pool, jacuzzi, art gallery and summer greenhouse.

In-home wellness
Every residence includes acoustic soundproofing, room-by-room climate zoning, circadian lighting, Vitamin C-infused showers, air and water purification, high-performance glass with UV and EMF shielding, and sleep-optimised bedrooms. An optional turnkey wellness furniture package is available.

Wellness and lifestyle
- Formative: Arada's flagship gym with strength and cardio zones, private coaching pods, Recovery Tech zone, spin and group studios and an indoor lap pool.
- Mind and Body Wellness Studios: yoga, reformer Pilates (10+ beds), meditation room, sensory deprivation float room, vibroacoustic therapy and a Recovery Zone with infrared sauna, cryotherapy, red light, hyperbaric oxygen and PEMF.
- Akala Spa: gender-segregated spa, VIP spa suites and a thermal circuit with thalassotherapy pools, steam, salt room, sauna, ice room and cold plunge.
- Everwell: a DHA-approved medical wellness clinic for longevity, regenerative and diagnostic treatments.
- Organic restaurant and café, genetics-tailored meal programmes, salons, outdoor L-shaped pool, kids' pool and pool bar.
- Residents-only Wellness Lounge, elevated pool deck and Jacuzzi, Residents Club with lounge, private cinema and open-air amphitheatre.

Hotel-managed services include concierge, housekeeping, in-home wellness, maintenance, 24/7 security and valet.

Anticipated completion 31 October 2029, on a 40/60 payment plan.
