About the project
About Binghatti Spectre
Binghatti Spectre is a twin-tower mixed-use development at the northern gateway of Al Jaddaf Waterfront, delivering 966 units across three asset classes: 712 apartments, 235 strata offices and 19 ground-floor retail bays.
Availability update, 9 October 2026: the residential component is fully sold out. Remaining inventory is commercial only: 90 strata offices from AED 1,947,999 (739 to 2,528 sqft, across the podium levels and floors 1 to 15 of Tower B) and 6 retail units from AED 7,829,999 (2,075 to 4,255 sqft, at ground and P2 level fronting Al Khail Road). Completion is scheduled for 31 December 2028.
Payment plans: the developer's launch payment plans are 50/50 and 60/40, with 10% on booking, 0.5% monthly instalments and larger milestone payments through October 2028, and the balance on completion.
Tower A is residential only, with 508 units. Tower B carries the offices up to the 15th floor alongside 204 apartments and the scheme's retail.
The residential mix was deliberately weighted to the smallest, most liquid formats. 627 of the 712 apartments are studios or one-bedrooms, and the full residential allocation has now sold through.
The office component is what separates Spectre from the rest of the Al Jaddaf pipeline. The district's strata office sale market is thin and dominated by off-plan launches rather than completed, income-producing stock, while Dubai Healthcare City sits three minutes away and supplies steady occupier demand. Available offices offer a choice of outlooks: Al Khail Road and main road frontage, the amenity deck, or the Mohammed bin Rashid Library, Dubai Festival City and Dubai Creek.
Connectivity is present-tense rather than promised. Al Jaddaf Metro Station on the Dubai Metro Green Line is operational today and within walking distance. The site has direct ramp access onto Al Khail Road at the D68 intersection, which bypasses the Downtown road network. A station in the Al Jaddaf area is included in the announced Abu Dhabi to Dubai high-speed rail line, though that project has no confirmed opening date and should be treated as a future option rather than a current value driver.
The two towers offer two distinct view profiles. North and north-west units look over Za'abeel toward Downtown, Burj Khalifa and Dubai Creek Harbour. East and south-east units look over the Mohammed bin Rashid Library, the creek and the Dubai Festival City skyline. Surrounding low-rise stock means the outlook is unlikely to be built out in the near term.
Outstanding from the developer: service charges per square foot. Confirmed on request before any purchase decision.

The investment case
Who it suits, and why
Type of investment
High rental yield
- For investors who want strong rental income first, with moderate capital growth as a secondary benefit.
- Suits buyers focused on cash flow and covering holding costs.
Capital appreciation
- For investors who prioritise long-term value growth and accept a more modest rental yield.
- Suits buyers with a longer horizon who don't rely on rental income.
Best positioned for
Investors after a small format rental unit in a Dubai Healthcare City catchment, and buyers who want strata office or ground floor retail in a district where very little of either is available to purchase. Less suited to wealth preservation capital, which looks for scarce prime-location assets rather than high-volume mid-market towers.
Investment analysis
A volume mixed-use tower pair positioned for income rather than scarcity. Very few Dubai off-plan launches let a single investor take residential, office and retail exposure in one building, on one payment plan, in one escrow account. The 50/50 plan is construction-weighted with no post-handover component, so this suits investors funding from cash or from a mortgage arranged at handover rather than those relying on rent to cover instalments after completion.
Why this works
- Three asset classes off one price list, one payment plan and one escrow account: residential, strata office and ground-floor retail
- 235 strata offices in a district where the office sale market is thin and dominated by off-plan rather than completed stock
- Dubai Healthcare City three minutes away, supplying a salaried professional tenant and occupier base
- Al Jaddaf Metro Station on the Green Line operational today and within walking distance, not a future promise
- 88 percent of the apartments are studios and one-bedrooms, the deepest and fastest-moving segment of the Dubai rental and resale market
- Direct ramp access onto Al Khail Road at the D68 intersection, bypassing Downtown traffic
- Binghatti Holding Limited: contractor roots since 2008, in-house design, development, construction and delivery, more than 50 projects delivered to date
- Surrounding low-rise stock protects the Downtown and creek view profiles in the near term
Exit options
- Pre-handover assignment, subject to developer assignment terms
- Post-handover resale into Al Jaddaf's secondary market
- Hold and let, with the studio and one-bedroom formats the most rentable segment
- Office or retail hold for commercial lease income
