About the project

About Creek Bay at Dubai Creek Harbour

Creek Bay is a two-tower Emaar development on a front-row waterfront plot in Dubai Creek Harbour, adjacent to Creek Beach, with Docklands and Burj Khalifa outlooks to the west and the Ras Al Khor Wildlife Sanctuary across the water.

Tower A runs B1 + G + Podium 01-03 + Levels 01-44; Tower B runs B1 + G + Podium 01-03 + Levels 01-38, joined by a linking podium block of ground units. Unit sizes span 732 to 2,432 sqft across 1, 2 and 3 bedroom formats, with ground and podium layouts carrying private terraces. Three bedroom units include a maid's room and maid's bath.

Dubai Creek Harbour is an Emaar master plan of roughly 6 sq km along Dubai Creek, about 10 km east of Downtown Dubai, developed across Creek Beach, Island District, The Cove and Creekside. Several districts are delivered and occupied with marina, promenade, beach and retail infrastructure operational. Bayut's DLD-sourced data records approximately 4,801 apartment sales in the district over a trailing twelve-month period at an average of AED 2,518 per sqft.

Front-row water-facing plots are a finite subset of the master plan; most remaining Emaar releases in the district are inland or park-facing. That position is the asset's primary differentiator.

Two items commonly cited in district marketing warrant care. The Dubai Metro Blue Line is under construction with a planned station serving Dubai Creek Harbour, but no station is operational at the site today. Dubai Creek Tower sits in the same category. Both are future contingencies rather than present conditions.

Pricing shown is portal-indicative and matched to the smallest released layout in each format. Emaar issues sales offers at unit level with short validity windows; confirmed pricing, the construction instalment schedule and the contractual completion date are available on request.

The investment case

Who it suits, and why

Type of investment

Capital appreciation

  • For investors who prioritise long-term value growth and accept a more modest rental yield.
  • Suits buyers with a longer horizon who don't rely on rental income.

Wealth preservation

  • For investors who prioritise security in an established, blue-chip location.
  • Suits buyers focused on protecting capital, with steady demand and lower volatility.

Best positioned for

InvestorEnd user

Investors buying developer covenant and an irreplaceable waterfront position rather than rental income. The four-year build window with only 10% committed at booking suits a buyer taking a view on district maturation through to 2030. Also suits wealth preservation capital seeking a defensible store of value in a proven Emaar master plan, and end users wanting a water-facing Emaar address below Downtown or Emaar Beachfront pricing.

Investment analysis

Creek Bay is structured as a capital-appreciation and covenant-quality asset rather than a yield instrument. It sits at the top of the Dubai Creek Harbour pricing band, with entry basis on the larger formats running materially above the district transacted average. That premium is the price of water frontage and view retention.

The return case rests on three things: scarcity of front-row inventory within an Emaar master plan, a four-year build window that captures growth before the majority of capital is deployed, and the depth of secondary demand for Emaar waterfront stock.

Entry basis by format: 1BR AED 2,449 per sqft, 2BR AED 2,612 per sqft, 3BR AED 3,193 per sqft. Against a district transacted average of approximately AED 2,518 per sqft, the 1 Bedroom enters below market basis, the 2 Bedroom marginally above, and the 3 Bedroom at a 27% premium. The 1 Bedroom is the strongest position on entry basis. The 3 Bedroom is the position most dependent on scarcity holding its value through to exit.

Modelled net yields run 5.1% on the 1BR, 4.1% on the 2BR and 3.3% on the 3BR against total purchase price, before financing. Rental income does not carry this case at this price band.

The watch item is supply. Emaar continues to release heavily across Dubai Creek Harbour, including Creek Haven, Silva and Valia during 2025 to 2026, and sustained supply constrains rental growth and the pace of general appreciation. The offset is that inland and waterfront supply are not substitutes at resale, so front-row units compete against a much narrower comparable set.

Why this works

  • Front-row waterfront plot within an Emaar master plan, a finite land type that later inland releases cannot replicate
  • Four-year build window with only 10% committed at booking and no post-handover tranche
  • Emaar Properties covenant: 118,400+ units delivered globally, 50,500+ under development, AED 114bn market capitalisation as at FY2024, with no project cancellation through 2008, 2014 to 2016 or the COVID demand pause
  • 1 Bedroom entry basis of AED 2,449 per sqft sits below the district transacted average of approximately AED 2,518 per sqft
  • District rental demand evidenced by registered contract volume rather than projection, with a rental index around AED 162 per sqft
  • Water-facing outlook is the most durable tenant retention factor in Dubai apartment stock
  • Delivered and occupied districts nearby with marina, promenade, beach and retail already operational
  • Dubai Metro Blue Line under construction with a planned station serving the district

Exit options

  • Pre-handover assignment, subject to Emaar transfer terms and construction-percentage thresholds. Note that 80% of the price is committed by handover, which narrows the assignee pool relative to plans carrying a larger deferred tranche
  • Post-handover resale into Dubai's most liquid branded secondary market
  • Hold and let, accepting a net yield between 3.3% and 5.1% depending on format

Next steps

  1. 1Review live availability across the target unit type, noting the 1 Bedroom carries the strongest entry basis
  2. 2Select the optimal unit on floor, aspect, layout and price per sqft, pricing front-row and Burj-facing orientations separately from inland-facing stock
  3. 3Secure the unit against the Emaar sales offer, noting the short validity window
  4. 4Confirm the contractual handover date, the construction instalment schedule and assignment terms before contracting
