About the project

About Knightsbridge at Meydan

A low-density community of townhouses and villas in MBR District 11, Meydan South, with Mayfair-inspired architecture and a sustainability specification.

Homes run from 4 bedroom townhouses at 3,971 sqft built-up area through 5 bedroom villas at 6,004 sqft to 6 bedroom villas above 9,000 sqft. Kitchens are fully equipped with Miele appliances, smart home systems are installed as standard, and the specification includes solar panels and EV charging provision.

The community is built around water. A swimmable lagoon with an in-water café and lounge sits at its centre, alongside a waterfall pavilion, landscaped gardens, an outdoor cinema and a running track.

Why the district matters. District 11 sits inside Mohammed Bin Rashid City, anchored by Meydan Racecourse and District One, roughly 12 km from Downtown. It is one of the few remaining central Dubai locations where standalone villa land is still being released.

Supply profile. Standalone and large-format supply in District 11 is structurally constrained. The wider MBR City corridor carries a substantial apartment and townhouse pipeline, but competing product above 4,000 sqft is thin.

Demand fundamentals. End-user weighted at this price band: relocating families, Golden Visa acquirers and domestic upgraders. A shallower buyer pool than the apartment market, but materially less price-sensitive.

Infrastructure maturity. Access via Al Meydan Road, Al Khail Road and Ras Al Khor Road is established. The district is car-dependent with no metro station in the immediate catchment, which suits the buyer profile but should be underwritten as a private-transport location.

Strategically this is a capital appreciation and preservation asset. The land component underpins value at these formats, and the return case rests on scarcity of central-district large-format homes rather than on rental percentage.

Service charges are TBC from the developer. Total unit count is TBC.

Payment plan

Payment plan

Only 15% falls due before keys. The 40% tail runs across 24 months from handover, once the home is lettable, so rent received over that period offsets the instalments directly.

The investment case

Who it suits, and why

Type of investment

Capital appreciation

  • For investors who prioritise long-term value growth and accept a more modest rental yield.
  • Suits buyers with a longer horizon who don't rely on rental income.

Best positioned for

InvestorEnd user

Capital appreciation buyers and end users taking a large-format home in a central district. The deferred tail suits a purchaser financing over time rather than funding completion in cash. At these ticket sizes gross yield sits well below apartment stock, so this is not a high-yield play.

Investment analysis

Knightsbridge is a low-density collection of large-format homes in District 11, the same central MBR City pocket where standalone villa land is close to exhausted. Built-up areas run from 3,971 sqft at four bedrooms to over 9,000 sqft at six, which places it firmly in the end-user and family band rather than the investor stock that dominates most Dubai launches.

The commercial structure is the distinguishing feature. Only 15% falls due before the keys are handed over, with 40% deferred across twenty-four months afterwards. Against a Q2 2027 handover that is roughly a year of construction exposure on a light capital base, followed by a tail that rental income can service.

That combination is unusual at this ticket size. Most villa product at AED 8M and above is fully funded by completion, which restricts the buyer pool to cash purchasers. Here the deferred tail widens it.

Why this works

  • Only 5% falls at handover, the event that is normally the heaviest single call on a villa purchase
  • 40% deferred across 24 months post-handover, serviceable from rent once the home is lettable
  • Large-format homes in a central postcode where villa land is close to exhausted
  • The 6BR line above 9,000 sqft is a scarce format anywhere inside the city boundary
  • Low density is fixed in the master plan rather than a feature competing schemes can add later
  • Solar panels and EV charging provision, still uncommon in Dubai villa product
  • Q2 2027 handover, roughly a year of construction exposure
  • Open. DLD-registered project escrow account

Exit options

  • Pre-handover assignment, noting the incoming buyer takes on 45% outstanding plus the deferred tail
  • Completion and long-term let to the senior expatriate family pool, with the tail serviced from rent
  • Hold for capital growth with Golden Visa attached

Next steps

  1. 1Review availability across the three formats and plot positions
  2. 2Select the optimal unit: plot orientation and position materially affect entry price per sqft and resale positioning at this format
  3. 3Secure with the 10% booking payment
  4. 4Structure the payment timeline: map the 45% construction tranche against the Q2 2027 handover and model the 24-month tail against expected rental income
